What Type of Warehouse Roofing Will Work for You?
Why do companies build (or buy) warehouses? Typically it’s to store items that they believe to be important, whether that be paperwork, raw materials, or tools and equipment. Given the
significance that they assign to these items, it’s no surprise then that businesses dedicate extensive resources to ensuring their protection. They’ll hire security guards, erect fencing, and install
advanced alarm systems. However, any of the threats that the aforementioned safeguards are meant to deter pale in comparison to the devastation that Mother Nature can deliver. Thus, the
most important security feature of your warehouse will almost certainly be the roof (and, by extension, the warehouse roofing).
Consider Your Budget and Your Building’s Design
This raises the question of what material to use when it comes time to install or replace your warehouse’s roof. Unfortunately, there is no easy answer to that question. While the roofs of many
of the industrial and commercial warehouses in and around Los Angeles may share similar designs, structures and setups, you and your company don’t likely share the exact same financial
profile of other businesses. This dilemma highlights the two major factors that should be considered when choosing commercial roofing: budget and building design.
How much you have to spend on your warehouse’s roof will have a huge impact on the roofing materials that you choose. You obviously will not select something that your company can’t
afford, but when several service options fit into your budget, the decision becomes somewhat more complex. Should you go with the most expensive material you can afford assuming that it
will provide the most protection? Should you use portions of your budget to add more ventilation or drainage systems? These are points to be pondered before making your final decision.
Once you’ve figured out how much you’re willing to spend, you also need to reconcile that with the type of roofing material your warehouse’s design will accommodate. Certain products, such
as shingles or cap sheets, don’t perform well when applied to completely flat roofs, while others were not designed to be placed on sloped surfaces.
Popular Flat Roofing Materials
In general, the more common types of warehouse roofing materials include:
• Single ply roofing systems: Single-ply systems are prefabricated roofing membranes made from various materials like polyvinyl chloride (PVC) or thermoplastic polyolefin (TPO) that
are fastened or adhered to a roofing structure.
• Modified bitumen: Made from roofing asphalt and other compounds and modifiers, bitumen layers are secured to your roof by either a heat weld or hot asphalt adhesive.
• Roof coatings: Standard acrylic or silicone roof coatings can be applied to your roof over an existing system, making them a great option for repair and replacement jobs.
