Another thing to watch out for is blistering on the outside of your roof. This is also typically related to water damage.

Water trapped in the insulation will slowly eat up the inside of your roof. This process causes a release of gases which in turn cause blistering on the roof. Another sure sign that roof replacement will likely be needed. 



3. Roof Age


Knowing the age of your roof can tell you a lot. If you’re not sure then definitely have a commercial roofer check out your roof.

If the flashing is damaged then water can potentially be entering the roof layers and cause water damage to the roof membrane. Again sitting water on your roof is bad.

If you have water leaking down on your head when it rains, that’s an obvious sign that your roof needs some help. But, water leaks aren’t always that noticeable. This is especially true in commercial buildings where you can’t always easily see the underside of the roof.

Instead, you have to keep an eye out for secondary signs of leaks. Watch for water spots or signs of mold on the ceiling. If your building has an attic, go up on occasion to look for water damage.

Again pay attention to how it smells while you’re there. If mold is beginning to grow on your roof you may notice a moldy smell long before visible damage appears. Any signs of mold and you’ll need a roof replacement.

A popular type of roofing for commercial buildings is a flat roof made from a roofing membrane. As with shingles, you should regularly inspect the membrane for signs of damage.

Keep an eye out for bald spots or lifting. These are both signs that the roof is no longer properly sealed and water can start being a problem and may need a roof replacement.

You should also watch for open laps in the membrane. This can happen as the roofing adhesive ages and becomes less efficient. However, it can also happen on newer roofs if the insulation wasn’t installed correctly. Be sure to always be watching for it.
